Bifold doors are glazed panels that fold and stack to one side to open up a wide gap, while sliding doors glide past each other on tracks; both connect a living space to the garden and bring in more daylight.

In Isle of Lewis, as anywhere in Highlands and Islands, the price of bifold or sliding doors is driven mainly by size, materials and access. Across Scotland our guide sits at £2,900–£7,700 with VAT, but restricted parking, a narrow side passage or extra preparation can move the figure either way. That is why every price we give follows a visit to the house.

Local housing and bifold or sliding doors

Inverness has Victorian villas and terraces and large modern estates, while rural Highland homes range from harled stone cottages and croft houses to modern timber-frame kit houses, which are common across the region. Orkney uses local flagstone, and island and coastal communities mix traditional stone homes with newer bungalows.

Croft houses and stone cottages often need lime harling, re-roofing and window renewal. Bungalows commonly take extensions and loft rooms, and remote projects need careful planning for materials and access.

Knowing the typical building types in Highlands and Islands helps, but a survey of your own home in Isle of Lewis is what decides the right approach to bifold or sliding doors.

Permissions for bifold or sliding doors in Isle of Lewis

The notes below cover Scotland, which is where Isle of Lewis sits. Rules change and every property is different, so we speak to the council before pricing your job.

In Scotland, replacing windows and doors on a house generally needs no planning permission when the style is similar, but listed buildings and conservation areas are closely controlled and often need consent for any change of material or pattern.

A building warrant is not usually needed for like-for-like replacement windows, but the new units must still meet the Scottish building standards, including energy performance and, where relevant, escape from upper floors.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

What happens after you get in touch?

  1. A visit to your home

First, someone visits your home in Isle of Lewis to see the space, take measurements and note anything that could affect the work, such as access or the condition of what is there. There is no charge for this visit.

  2. Quote in writing

Next you receive a written quote with a fixed price for the agreed specification. It lists what is included, what is not, and how payments are staged, so you can compare it properly.

  3. Booking the work

With the quote agreed, we book the work in and handle preparation: permissions where needed, building control notifications, material orders and access arrangements for your Isle of Lewis property.

  4. The work itself

During the work we protect the areas around it and tidy up at the end of each day. Once complete, we check the finish, remove our materials and hand over paperwork such as building control sign-off where it applies.

Common questions

How do I maintain bifold doors?

Bifold doors need simple, regular care to keep them running smoothly. Vacuum or brush grit out of the bottom track every few weeks, wipe the frames with warm soapy water and avoid abrasive cleaners. Once or twice a year, lubricate the rollers, hinges and locks with a silicone spray. If the panels start to drop or catch, the hinges can usually be adjusted rather than replaced.

Can you fit bifold doors where I have a window now?

Bifold doors can usually replace a window by cutting the wall down to floor level and, if the opening is being widened, fitting a new lintel or steel beam. A structural engineer sizes the beam, and building control approval is needed. Radiators, pipes and cables under the window may need moving. We check all of this at the survey and include it in a single written quote.

Should I choose bifold or sliding doors?

Bifold doors suit you if you want to open the whole width to the garden, because the panels fold and stack to one side. Sliding doors suit you if you mainly want the view, because they have fewer, larger panes and slimmer frames, though only part of the width opens. Sliding doors also take up no room when open. We help you weigh up how you will use the space in summer and winter.

Do you cover Inverness, Nairn and Fort William?

Yes. As well as Isle of Lewis, we cover Inverness, Nairn and Fort William and the rest of Highlands and Islands. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

Do I need planning permission in Isle of Lewis?

It depends on the work, the size of the project, your property type and whether the building is listed or in a conservation area. Isle of Lewis is in Scotland, so Scotland's rules apply. Many smaller jobs need no planning application, but some still need building control approval. We check what applies to your address before quoting.
