Roofline replacement renews the fascia boards that carry your gutters, the soffits beneath the eaves, bargeboards on gable ends and the gutters and downpipes, usually in low-maintenance uPVC, to protect rafter ends and carry rainwater safely away.

We replace fascias, soffits, bargeboards, gutters and downpipes on houses and bungalows. Our free site survey and written quote checks the existing boards for rot or flaking paint, the rafter ends behind them, gutter falls and joints, downpipe positions and roof ventilation at the eaves. Roofline replacement suits homes with rotting timber boards, constantly peeling paint, leaking or sagging gutters, or birds nesting under the eaves. We remove the old boards, repair rafter ends where needed, fit new fascias and soffits with ventilation, and install new guttering and downpipes with correct falls, leaving everything clean and connected to the drains.

What’s included?

  • Survey of boards, rafter ends, gutters and eaves ventilation
  • Scaffolding or access towers as needed
  • Removal and disposal of old fascias, soffits and gutters
  • Repairs to rotten rafter ends and sprockets
  • New uPVC fascias, soffits and bargeboards in your chosen colour
  • Eaves ventilation and tile support trays fitted
  • New gutters and downpipes set to correct falls
  • Downpipes connected to existing drains and the site cleaned

Which options can you choose from?

White uPVCLow-maintenance boards that never need painting, wiped clean once or twice a year.
Coloured or woodgrain uPVCBlack, grey, brown or woodgrain finishes to match windows and doors.
Guttering onlyReplacing gutters and downpipes where the fascias are still sound.
Cast-iron style or aluminium guttersA heritage or premium look for period homes, in metal or uPVC lookalike.
Gutter guardsMesh or brush inserts that reduce leaves and moss blocking the gutters.

Do you need planning permission for new fascias, soffits and guttering?

Like-for-like replacement of fascias, soffits and gutters does not usually need building regulations approval. Ventilation to the roof space must be kept or improved so condensation does not build up in the loft.

England

Replacing fascias, soffits and guttering does not need planning permission in England unless the house is listed or a conservation area restricts materials.

Building Regulations do not normally apply to like-for-like roofline replacement. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.

Wales

Replacing fascias, soffits and guttering does not normally need planning permission in Wales.

Like-for-like roofline work is not normally covered by Building Regulations. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.

Scotland

Replacing fascias, soffits and guttering does not normally need planning permission in Scotland outside listed buildings and conservation areas.

Like-for-like roofline work does not normally need a building warrant. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.

Northern Ireland

Replacing fascias, soffits and guttering does not normally need planning permission in Northern Ireland.

Like-for-like roofline work is not normally covered by building control. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

How long does it take?

Typical time on site: 1–3 days for a typical house. Lead times for materials, drawings and approvals come before that and are set out in your written quote.

Fascias, soffits and guttering: frequently asked questions

How much do new fascias, soffits and guttering cost?

Replacing fascias, soffits and guttering on a typical 3-bed semi costs £2,000–£4,500. As a guide, allow roughly £80–£170 per metre of eaves plus fixed costs for scaffolding and waste. Coloured or woodgrain uPVC costs a little more than white, and gable bargeboards, dormers and rafter repairs add to the total. Guttering alone costs much less. We confirm a fixed price after measuring.

Should I replace my fascias or just cap them?

Capping, or cladding over old timber fascias with thin uPVC, costs less but traps any rot underneath and hides the condition of the rafter ends. Full replacement removes the old boards so rafter ends can be checked and repaired, and gives a stronger fixing for gutters. We usually recommend full replacement unless the existing timber is genuinely sound.

Why is roof ventilation important at the eaves?

Ventilation at the eaves lets air flow into the roof space and out at the ridge, carrying away moisture that would otherwise condense on cold timbers. Poor ventilation can lead to damp, mould and rot in the loft. Many older soffits have no vents, and loft insulation can block airflow. New soffits and eaves trays are fitted to keep a clear air path.

How long does roofline replacement take?

Replacing fascias, soffits and guttering on a typical semi-detached house usually takes one to three days, once scaffolding is in place. Larger houses, dormers and gable bargeboards take longer, as do rafter repairs found when the old boards come off. We work one elevation at a time and connect the new guttering as we go, so rainwater is always carried away.

What if birds or bats are nesting in my roofline?

Nesting birds and roosting bats are protected by law across the UK, so work that would disturb an active nest or roost must wait or be planned with advice. Birds commonly nest under the eaves in spring and summer. If we find signs during the survey, we explain the options and timing. New soffits can include gaps or boxes for wildlife if you want them.

Why do my gutters overflow?

Gutters usually overflow because they are blocked by leaves, moss or debris, have lost their fall so water sits rather than running to the outlet, or are too small for the roof area. Sagging brackets and failed joints also cause leaks. We check falls, joints and outlet sizes during the survey and may suggest deeper gutters or extra downpipes for large roofs.

How do I look after uPVC roofline?

uPVC fascias and soffits need little upkeep: wash them once or twice a year with warm soapy water and a soft brush, avoiding solvents and abrasive cleaners. Gutters need clearing at least once a year, usually in late autumn, and more often near trees. Check downpipes are running clear after heavy rain. Gutter guards can reduce how often clearing is needed.

Do you need to access the roof tiles?

Replacing fascias usually means lifting or supporting the bottom row of roof tiles, because the felt or membrane must run over the new fascia into the gutter. Eaves protection trays are fitted to replace perished felt at the edge and stop rain getting behind the gutter. The tiles are then refixed. We include this detail in every full roofline replacement.
