Guide ranges include VAT at 20% and are based on typical 2026 costs. They are not quotes: your price is confirmed in writing after a free site survey.
How is the guide price worked out?
Each job has a fixed element (setting up, access, waste and making good) and an element that grows with size, such as square metres of floor or the number of windows. We add the two, apply your choice of finish (standard about 15% below mid-range, premium about 35% above) and adjust for typical costs in your region, from about 14% below the national guide in Northern Ireland to about 30% above in London.
The figures come from the same price data as our price guide. They can’t allow for things only a survey shows, such as ground conditions, access, the condition of existing structures or your exact choice of materials.
