Frequently asked questions

How much does a single-storey extension cost?

A typical single-storey rear extension of 15–25m² costs £35,000–£75,000, built to a plastered finish ready for your kitchen and decoration. As a guide, allow roughly £1,600–£2,800 per square metre plus fixed costs for groundworks, steelwork and fees. Smaller extensions cost more per square metre. The kitchen, flooring and large glazed doors are usually the biggest extras. We confirm a fixed price for the agreed specification after the survey.

How much does a double-storey extension cost?

A typical double-storey extension of 30–40m² across both floors costs £60,000–£120,000, built to a plastered finish. As a rough guide, allow around £1,400–£2,600 per square metre plus fixed costs for groundworks, scaffolding and fees. The second storey usually costs less per square metre than the first, because foundations and roof are shared. Bathrooms upstairs and a complex roof add most. We confirm a fixed price after the survey.

How much does a loft conversion cost?

A typical dormer loft conversion on a 3-bed semi costs £30,000–£65,000. A simple rooflight conversion costs less, while hip-to-gable and mansard conversions cost more because they change the roof structure. As a rough guide, allow around £800–£1,700 per square metre of new floor plus fixed costs for the staircase, steels and fees. Adding a shower room is the most common extra. We confirm a fixed price after surveying your loft.

How much does a garage conversion cost?

A typical single garage conversion costs £12,000–£28,000, depending on whether the garage is integral, attached or detached and what the room is for. Integral garages usually cost least because the walls and roof are already sound. Adding a shower room, upgrading a flat roof or levelling a sloping floor adds cost. As a guide, allow roughly £550–£1,100 per square metre plus fixed costs. We confirm a fixed price after the survey.

How much does it cost to renovate a whole house?

A full refurbishment of a typical 3-bed house costs £45,000–£120,000, covering rewiring, heating, plastering, a new kitchen and bathroom, flooring and decoration. A light refresh costs much less, while renovations with structural changes cost more. The biggest variables are the condition of the house and the kitchen and bathroom specification. We survey every room and give you a written price for the agreed scope.
