Roofline replacement renews the fascia boards that carry your gutters, the soffits beneath the eaves, bargeboards on gable ends and the gutters and downpipes, usually in low-maintenance uPVC, to protect rafter ends and carry rainwater safely away.
Our guide for new fascias, soffits and guttering in the South West comes to £2,000–£4,600 with VAT added, and that range applies across Cornwall, including Redruth, Falmouth, St Austell and Truro. Your own price depends on the size of the job, the specification and how easy it is to work on the site. We survey for free, check any consents needed under the rules in England, and then put the price in writing.

Homes in Cornwall
Older Cornish homes are often built of granite or slatey local stone, with slate roofs and sometimes slate-hung walls facing the weather. Cob cottages survive in places, Truro and Falmouth keep Georgian and Victorian streets, and many towns have rendered post-war houses, bungalows and newer estates on their edges.
Stone and cob properties often need breathable lime render, careful repointing and roof repairs. Post-war and newer homes commonly benefit from new windows, roofline renewal, external rendering and single-storey extensions.
Cornwall faces Atlantic gales, driving rain and salt-laden air, so render, pointing and window hardware on exposed elevations need a suitably robust specification.
Do you need permission in Cornwall?
The notes below cover England, which is where Cornwall sits. Rules change and every property is different, so we speak to the council before pricing your job.
Replacing fascias, soffits and guttering does not need planning permission in England unless the house is listed or a conservation area restricts materials.
Building Regulations do not normally apply to like-for-like roofline replacement. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
The four stages
We look at the job
Book a visit and we'll come to you. The survey covers measurements, the state of what's there now and any obvious constraints, so the price that follows is based on your actual home, not an average.
Written quote
You get the price in writing, itemised so you can see where the money goes. As long as the specification stays the same, that is the price you pay for new fascias, soffits and guttering.
Booking the work
Once you accept, we agree start dates, order materials and deal with any planning, building control or neighbour notices the job needs. You'll know who is coming and when before work begins.
Finish and handover
On site, the agreed plan is followed and any change is put in writing first. At completion we do a final clean, go through the snagging list with you and leave you with the relevant documents.
How we work
Frequently asked questions
Should I replace my fascias or just cap them?
Capping, or cladding over old timber fascias with thin uPVC, costs less but traps any rot underneath and hides the condition of the rafter ends. Full replacement removes the old boards so rafter ends can be checked and repaired, and gives a stronger fixing for gutters. We usually recommend full replacement unless the existing timber is genuinely sound.
How much do new fascias, soffits and guttering cost?
Replacing fascias, soffits and guttering on a typical 3-bed semi costs £2,000–£4,600. As a guide, allow roughly £80–£170 per metre of eaves plus fixed costs for scaffolding and waste. Coloured or woodgrain uPVC costs a little more than white, and gable bargeboards, dormers and rafter repairs add to the total. Guttering alone costs much less. We confirm a fixed price after measuring.
How much will new fascias, soffits and guttering cost in Cornwall?
As a guide, expect to pay £2,000–£4,600 including VAT for new fascias, soffits and guttering in Cornwall. That range is adjusted for the South West, which runs about 2% above the national guide. Where your project lands depends on size, materials, access and the condition of what is already there. We confirm a fixed price in writing after a free survey of your home.
Do you cover Redruth, Falmouth and St Austell?
Yes. As well as Cornwall, we cover Redruth, Falmouth and St Austell and the rest of Cornwall. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.
How long does roofline replacement take?
Replacing fascias, soffits and guttering on a typical semi-detached house usually takes one to three days, once scaffolding is in place. Larger houses, dormers and gable bargeboards take longer, as do rafter repairs found when the old boards come off. We work one elevation at a time and connect the new guttering as we go, so rainwater is always carried away.
