Roofline replacement renews the fascia boards that carry your gutters, the soffits beneath the eaves, bargeboards on gable ends and the gutters and downpipes, usually in low-maintenance uPVC, to protect rafter ends and carry rainwater safely away.
Our guide for new fascias, soffits and guttering in the South East comes to £2,200–£5,000 with VAT added, and that range applies across Kent, including Maidstone, Gillingham, Chatham and Tunbridge Wells. Your own price depends on the size of the job, the specification and how easy it is to work on the site. We survey for free, check any consents needed under the rules in England, and then put the price in writing.

Homes in Kent
Kent's older buildings include oast houses, weatherboarded cottages, Wealden timber-framed houses and Kentish ragstone walls. Medway towns have long rows of Victorian terraces, Margate and Ramsgate have Regency and Victorian seafronts, and Ashford, Maidstone and Dartford have seen large new estates alongside interwar and post-war housing.
Victorian terraces suit loft rooms and rear extensions; weatherboarded and timber-framed buildings may need cladding repairs and lime work. Newer estate homes often take garage conversions, porches and landscaping.
One of England's sunnier, drier counties, but Thanet and the coast are windy, and Weald and London Clay soils can shrink in summer.
Planning and building rules in Kent
The notes below cover England, which is where Kent sits. Rules change and every property is different, so we speak to the council before pricing your job.
Replacing fascias, soffits and guttering does not need planning permission in England unless the house is listed or a conservation area restricts materials.
Building Regulations do not normally apply to like-for-like roofline replacement. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
The four stages
We look at the job
Book a visit and we'll come to you. The survey covers measurements, the state of what's there now and any obvious constraints, so the price that follows is based on your actual home, not an average.
Price and scope agreed
The quote arrives in writing, not over the phone. It covers the full scope, the finishes you've chosen, any exclusions and the payment schedule, with a fixed price tied to that specification.
Getting ready
With the quote agreed, we book the work in and handle preparation: permissions where needed, building control notifications, material orders and access arrangements for your Kent property.
Build and hand over
Our trades complete new fascias, soffits and guttering while your point of contact keeps you updated. When everything is finished, we clear the site, take away waste and go through the result with you before handover.
How we work
Frequently asked questions
Do you need to access the roof tiles?
Replacing fascias usually means lifting or supporting the bottom row of roof tiles, because the felt or membrane must run over the new fascia into the gutter. Eaves protection trays are fitted to replace perished felt at the edge and stop rain getting behind the gutter. The tiles are then refixed. We include this detail in every full roofline replacement.
Why is roof ventilation important at the eaves?
Ventilation at the eaves lets air flow into the roof space and out at the ridge, carrying away moisture that would otherwise condense on cold timbers. Poor ventilation can lead to damp, mould and rot in the loft. Many older soffits have no vents, and loft insulation can block airflow. New soffits and eaves trays are fitted to keep a clear air path.
Do you cover Maidstone, Gillingham and Chatham?
Yes. As well as Kent, we cover Maidstone, Gillingham and Chatham and the rest of Kent. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.
Can you combine new fascias, soffits and guttering with other work?
Yes. Because we manage several trades under one contract, we can plan new fascias, soffits and guttering alongside other work on your Kent home, such as new windows with rendering, or a kitchen refit with an extension. Combining jobs can reduce repeat set-up such as scaffolding, skips and access, and every element is listed and priced in the same written quote.
How do I look after uPVC roofline?
uPVC fascias and soffits need little upkeep: wash them once or twice a year with warm soapy water and a soft brush, avoiding solvents and abrasive cleaners. Gutters need clearing at least once a year, usually in late autumn, and more often near trees. Check downpipes are running clear after heavy rain. Gutter guards can reduce how often clearing is needed.
