A new driveway is a hard-wearing surface for parking, such as block paving, resin bound gravel, tarmac or gravel, laid on an excavated and compacted sub-base with edging and drainage designed to carry vehicle loads and handle rainwater.

In Stoke-on-Trent, as anywhere in Staffordshire, the price of a new driveway is driven mainly by size, materials and access. Across the West Midlands our guide sits at £3,900–£8,800 with VAT, but restricted parking, a narrow side passage or extra preparation can move the figure either way. That is why every price we give follows a visit to the house.

Local housing and a new driveway

Stoke-on-Trent has long rows of Victorian terraces from its pottery industry, often in red brick with Staffordshire blue brick details. Stafford, Lichfield and Tamworth mix Georgian and Victorian centres with interwar and post-war estates, Burton has brewery-era terraces, and the Staffordshire Moorlands around Leek use local gritstone.

Potteries terraces suit attic rooms, rear extensions and repointing; many need roof and window renewal. Semis and estate homes commonly take side extensions and driveways, and Moorlands stone homes call for lime work.

With that background in mind, here is how we typically handle a new driveway for homes in Stoke-on-Trent, from the first visit to the finished result.

Do you need permission in Stoke-on-Trent?

The notes below cover England, which is where Stoke-on-Trent sits. Rules change and every property is different, so we speak to the council before pricing your job.

In England, a new or replacement front-garden surface over 5 m² needs planning permission unless it is permeable or drains to a lawn or border within your property. A new dropped kerb needs consent from the council’s highways team, and access onto a classified road may need planning permission.

Building Regulations do not usually apply to driveways, but drainage must not discharge onto the road or a neighbour’s land.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

The four stages

  1. Free site survey

We begin by looking at the job in person. During the free survey we discuss options, materials and budget for a new driveway, and photograph or measure anything the quote needs to reflect.

  2. Price and scope agreed

You get the price in writing, itemised so you can see where the money goes. As long as the specification stays the same, that is the price you pay for a new driveway.

  3. Dates and permissions

We handle the paperwork side: checking whether planning permission or building control approval is needed, submitting applications where they are, and scheduling the trades and materials around your dates.

  4. Finish and handover

During the work we protect the areas around it and tidy up at the end of each day. Once complete, we check the finish, remove our materials and hand over paperwork such as building control sign-off where it applies.

Common questions

Do I need planning permission for a driveway?

Whether a driveway needs planning permission depends on its size, surface and drainage, your home's location, whether it is listed or in a conservation area, and which UK nation you are in. In England, a new or replacement front driveway over 5m² needs permission unless it uses a permeable surface or drains to a lawn or border. We check the rules and design to suit.

Do you cover Newcastle-under-Lyme, Longton and Kidsgrove?

Yes. As well as Stoke-on-Trent, we cover Newcastle-under-Lyme, Longton and Kidsgrove and the rest of Staffordshire. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

What is a sub-base and why does it matter?

The sub-base is the layer of crushed, compacted stone beneath the driveway surface that spreads the weight of vehicles into the ground. Most driveway failures, such as sinking, rutting and loose blocks, come from a sub-base that is too thin or poorly compacted. We excavate to the right depth for your soil and compact the sub-base in layers before laying the surface.

How do you stop a driveway flooding?

A driveway stays dry when rainwater can drain away rather than pooling or running towards the house. Permeable surfaces such as resin bound gravel or permeable block paving let water soak through to the ground. Non-permeable surfaces need falls directing water to a channel drain, soakaway or garden border. We check levels and drainage during the survey and design the falls accordingly.

Can I stay at home during the work?

In most cases, yes. Most people can live at home throughout, and we plan the work to keep disruption down by protecting floors, agreeing working hours and keeping access routes clear. Bigger jobs affecting kitchens, bathrooms or heating may mean a short spell with reduced facilities, and we talk this through with you at the survey.
