Flooring installation is the supply and fitting of a new floor finish, such as laminate, luxury vinyl tile, engineered wood or solid wood, over a properly levelled and prepared subfloor, with underlay, trims and thresholds finished neatly.

Whatever type of house you own in Blackburn, we start by looking at how new flooring would fit it rather than offering a standard package. We cover BB1 and BB2 and neighbouring places such as Darwen, Accrington and Chorley. One named person looks after you from survey to handover, and nothing is booked until you hold our figure in writing, fixed for the work described.

Local housing and new flooring

East Lancashire mill towns such as Burnley, Blackburn and Accrington have long rows of stone and brick terraces, while Preston is mostly red brick. Lancaster uses sandstone for its Georgian centre, Blackpool and the Fylde coast have guest-house terraces and many bungalows, and interwar and newer estates surround most towns.

Westerly winds and high rainfall are the norm, with gales on the Fylde coast and wetter, colder conditions on the Pennine side.

These patterns matter for new flooring: older walls, roofs and floors in Blackburn can need different materials or extra preparation compared with newer homes.

Permissions for new flooring in Blackburn

The notes below cover England, which is where Blackburn sits. Rules change and every property is different, so we speak to the council before pricing your job.

Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.

Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

How does the job run?

  1. Free site survey

A free survey comes first. It gives us what we need to price new flooring properly, including dimensions, existing materials and access for deliveries, and gives you the chance to ask anything you like.

  2. Your fixed price

You get the price in writing, itemised so you can see where the money goes. As long as the specification stays the same, that is the price you pay for new flooring.

  3. Plan and prepare

With the quote agreed, we book the work in and handle preparation: permissions where needed, building control notifications, material orders and access arrangements for your Blackburn property.

  4. The work itself

The job proceeds in the order set out in the programme, with dust and debris kept under control. Finally we tidy away, inspect the work together and pass the finished project over to you with its paperwork.

Common questions

What preparation does the subfloor need?

A good floor starts with a flat, dry, sound subfloor. Concrete floors may need a damp-proof membrane and levelling compound, while timber floors may need loose boards fixing and a plywood overlay. Old adhesive, tiles or vinyl may have to be removed. Skipping preparation causes creaking, gaps and uneven wear. We check the subfloor at the survey and include preparation in the price.

Do you cover Darwen, Accrington and Chorley?

Yes. As well as Blackburn, we cover Darwen, Accrington and Chorley and the rest of Lancashire. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

How much does new flooring cost?

New flooring for a typical 20–25m² room costs £1,150–£3,800 supplied and fitted, depending on the material and the state of the subfloor. As a guide, allow roughly £45–£140 per square metre including underlay and fitting, with laminate at the lower end and engineered or solid wood at the top. Herringbone patterns, levelling and stairs add cost. We confirm a fixed price after measuring each room.

How do I look after a new floor?

Looking after a new floor is mostly about keeping grit off it, because grit acts like sandpaper. Use doormats, sweep or vacuum regularly and clean with a damp, not wet, mop using a cleaner made for that floor type. Put felt pads under furniture legs. Oiled wood floors need occasional re-oiling, while lacquered wood, laminate and LVT just need regular cleaning.
