Flooring installation is the supply and fitting of a new floor finish, such as laminate, luxury vinyl tile, engineered wood or solid wood, over a properly levelled and prepared subfloor, with underlay, trims and thresholds finished neatly.
Whatever prompted you to look into new flooring, whether wear and tear, a growing family or plans to move, we can survey your Ipswich home and give you a price in writing. Homes in the East of England typically come in at £1,250–£4,200, VAT included, for this kind of work. We also cover Harwich, Felixstowe and Stowmarket, and the same steps apply wherever you are in Suffolk.

To help you plan, we show what new flooring typically costs in Ipswich instead of holding figures back for a sales call. The range is £1,250–£4,200 with VAT, using rates in the East of England that are about 5% above the national guide. A free survey then fixes your actual price.

Local housing and new flooring
Suffolk villages are full of timber-framed cottages, many limewashed in traditional colours such as Suffolk pink, with pargeting and thatch in places. Flint and pale gault brick are common too. Ipswich has Victorian terraces and interwar estates, Bury St Edmunds has Georgian streets, and Lowestoft and Felixstowe mix Victorian seaside housing with newer estates.
One of the driest counties, but the coast is eroding in places, and clay soils inland can shrink and crack in dry summers.
Whatever era your Ipswich home dates from, we plan new flooring around how it is actually built rather than a one-size-fits-all specification.
Permissions for new flooring in Ipswich
Planning law differs across the UK. For a home in Ipswich, it is the England rules below that count, and we check them with the council ahead of any quote.
Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.
Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
From survey to handover
A visit to your home
Book a visit and we'll come to you. The survey covers measurements, the state of what's there now and any obvious constraints, so the price that follows is based on your actual home, not an average.
Price and scope agreed
After the survey we send a quote for new flooring that fixes the price for the scope we've agreed. If you want to change materials or scope, we revise it in writing before anything is booked.
Plan and prepare
Next comes planning the work itself. We set a start date that suits you, line up the right trades, and make sure any approvals for new flooring are in place before the first day on site.
Finish and handover
On site, the agreed plan is followed and any change is put in writing first. At completion we do a final clean, go through the snagging list with you and leave you with the relevant documents.
What you can expect from us
Common questions
What do I need to do before the fitters arrive?
Before fitting day, clear small items, ornaments and anything fragile from the room, and empty cupboards and wardrobes that stand on the floor. Let us know about heavy furniture so we can agree who moves it. Make sure the heating is set to a normal temperature so the flooring acclimatises properly. If you have pets, keep them out of the room while we work.
Can I have wood flooring with underfloor heating?
Engineered wood and LVT both work well with underfloor heating, because they are stable and transfer heat efficiently. Solid wood is less suitable, as it can move and gap as temperatures change. The flooring and underlay must be approved for use with the heating system, and floor temperatures need limiting. We check the manufacturer's guidance before recommending a product.
Can I stay at home during the work?
In most cases, yes. Most people can live at home throughout, and we plan the work to keep disruption down by protecting floors, agreeing working hours and keeping access routes clear. Bigger jobs affecting kitchens, bathrooms or heating may mean a short spell with reduced facilities, and we talk this through with you at the survey.
How long does it take to lay a floor?
Laying a floor in an average room usually takes one to two days. Open-plan spaces, herringbone patterns and floors needing levelling compound take longer, because the compound must dry before the floor goes down. Some products also need to acclimatise in the room for a day or two before fitting. We confirm timings for your rooms with the written quote.
Is the price fixed?
Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.
