Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.

Radcliffe sits within our coverage for plastering and skimming, as do neighbouring Whitefield, Prestwich and Bury. Before giving a price we want to see the property: the condition of what's there now, the access, and anything that might need extra work. The guide range for the North West is £500–£1,500 including VAT, and your written quote will spell out exactly what that covers.

Building in Radcliffe

Rows of Victorian red-brick terraces fill much of Manchester, Salford and the mill towns, with stone terraces in the Pennine fringes around Oldham and Saddleworth. South Manchester has Edwardian semis and villas, Wythenshawe was built as a large interwar garden suburb, and city-centre apartments and new estates continue to grow.

Two-up two-down terraces commonly suit loft conversions, kitchen extensions and kitchen refits. Many need repointing and roof work, while semis in the suburbs often take side extensions, driveways and replacement windows.

With that background in mind, here is how we typically handle plastering and skimming for homes in Radcliffe, from the first visit to the finished result.

Permissions for plastering and skimming in Radcliffe

As Radcliffe is in England, read the following with that system of planning and building control in mind. We check what applies to your house with the council before you receive a quote.

Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.

Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

From survey to handover

  1. A visit to your home

We arrange a free site survey on a date convenient to you. We measure up, look at the existing structure and access, and discuss your plans for plastering and skimming so the price reflects your home.

  2. Written quote

The quote arrives in writing, not over the phone. It covers the full scope, the finishes you've chosen, any exclusions and the payment schedule, with a fixed price tied to that specification.

  3. Plan and prepare

Before anyone starts, we confirm the programme in writing, check whether consents are required and arrange deliveries. If a skip or scaffolding on the road needs a permit, we apply for it.

  4. Build and hand over

During the work we protect the areas around it and tidy up at the end of each day. Once complete, we check the finish, remove our materials and hand over paperwork such as building control sign-off where it applies.

Frequently asked questions

Should older houses be plastered with lime?

Older homes with solid walls and no damp-proof course are often better with lime plaster, because it lets moisture move through the wall and evaporate. Modern gypsum plaster can trap moisture in these walls, which can cause damp patches and blown plaster. Lime takes longer to apply and dry, so it costs more. We check your wall construction before recommending a material.

When can I paint new plaster?

New plaster can be painted once it is fully dry and evenly pale in colour. The first coat should be a mist coat, which is watered-down emulsion or a specialist primer that soaks into the plaster and seals it. Applying normal emulsion straight on can cause peeling. Vinyl or wipeable paints should be avoided for the first coat, because they stop moisture escaping.

Can you plaster over artex?

Artex and similar textured ceilings can usually be covered, either by applying a bonding coat and then a skim, or by fixing new plasterboard over the top and skimming that. Some older textured coatings contain hazardous fibres, so they should not be sanded or scraped until a sample has been tested. We can arrange a test before quoting and choose a method that avoids disturbing the coating.

Is the price fixed?

Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.

Do I need planning permission in Radcliffe?

It depends on the work, the size of the project, your property type and whether the building is listed or in a conservation area. Radcliffe is in England, so England's rules apply. Many smaller jobs need no planning application, but some still need building control approval. We check what applies to your address before quoting.
