Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.

We offer plastering and skimming across Merseyside, and Southport is one of the places we cover, along with nearby Formby, Lytham St Annes and Ormskirk. Before anything is agreed we visit, check the existing structure and talk through your options. You then receive a written quote setting out the full scope; for most homes in the North West it sits within £500–£1,500 including VAT.

Homes in Merseyside

Liverpool's housing includes Georgian terraces near the centre, large areas of Victorian red-brick terraces, Edwardian semis in the suburbs and big interwar council estates. The Wirral has Victorian villas and interwar semis, Southport has Victorian villas and bungalows, and St Helens and Knowsley have post-war estates and newer housing.

Coastal areas on the Wirral and Sefton coast are exposed to salt and wind, and the region gets frequent rain off the Irish Sea.

Whatever era your Southport home dates from, we plan plastering and skimming around how it is actually built rather than a one-size-fits-all specification.

Permissions for plastering and skimming in Southport

Because Southport falls under England's rules, the guidance below is the version relevant to you. Before sending a price, we check your property's position with the council.

Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.

Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

From survey to handover

  1. Free site survey

It starts with a survey at the property, free of charge. We check condition, access and services, ask how you want the finished result to look, and answer any questions you have about plastering and skimming.

  2. Your fixed price

We put everything into a written, fixed-price quote: the specification, what's excluded, staged payments and the expected time on site. Take whatever time you need to decide; there's no pressure to commit.

  3. Getting ready

Once you accept, we agree start dates, order materials and deal with any planning, building control or neighbour notices the job needs. You'll know who is coming and when before work begins.

  4. Build and hand over

On site, the agreed plan is followed and any change is put in writing first. At completion we do a final clean, go through the snagging list with you and leave you with the relevant documents.

A proper handoverAt the end we clear the site, show you round the finished work and pass on documents like a building control completion certificate.

Common questions

Should older houses be plastered with lime?

Older homes with solid walls and no damp-proof course are often better with lime plaster, because it lets moisture move through the wall and evaporate. Modern gypsum plaster can trap moisture in these walls, which can cause damp patches and blown plaster. Lime takes longer to apply and dry, so it costs more. We check your wall construction before recommending a material.

How messy is plastering?

Plastering is wet work, so some mess is unavoidable, but good protection keeps it under control. We cover floors with dust sheets, mask sockets, switches and skirting, and move or cover furniture. Removing old plaster creates the most dust, so we seal doorways and keep the area ventilated. At the end, we clear waste and leave the room tidy and ready for decorating.

What is the difference between skimming and re-plastering?

Skimming applies a thin finishing coat, a few millimetres thick, over plaster or plasterboard that is still sound. Re-plastering removes the old plaster back to the brick or block and applies new base and finishing coats. Skimming is quicker and cheaper, but if the existing plaster is loose, hollow or crumbling, a skim will not hold. We tap-test walls to decide which is needed.

What happens at the survey?

We visit your home at a time that suits you, look at the area involved, take measurements and check access, condition and any services that might be affected. We talk through what you want from plastering and skimming, explain the options and answer questions. There is no charge and no obligation; afterwards we send a written quote.

Do you cover Formby, Lytham St Annes and Ormskirk?

Yes. As well as Southport, we cover Formby, Lytham St Annes and Ormskirk and the rest of Merseyside. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.
