Building in Elgin

Elgin and Forres have historic sandstone centres, fishing towns such as Buckie and Lossiemouth have stone cottages and terraces, and Speyside villages have grown around their distilleries. Harled cottages, farmhouses and modern estates on the edges of the main towns make up much of the remaining housing.

Stone and harled homes need breathable repairs, repointing and slate roof work. Bungalows commonly suit loft conversions and extensions, and rural properties often add porches, fencing and driveways.

Building traditions across Moray also raise conservation and planning questions, so we check those for plastering and skimming in Elgin at the survey stage.

Do you need permission in Elgin?

For anyone in Elgin, the relevant framework is Scotland's. The summary below is general, so we always contact the council about your address before putting a price in writing.

Internal improvements do not need planning permission in Scotland unless the building is listed.

Like-for-like kitchen and bathroom replacements do not normally need a building warrant, but structural changes and some drainage or heating alterations do, and electrical work must meet the building standards.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

What happens after you get in touch?

  1. Survey and measure

First, someone visits your home in Elgin to see the space, take measurements and note anything that could affect the work, such as access or the condition of what is there. There is no charge for this visit.

  2. Your fixed price

You get the price in writing, itemised so you can see where the money goes. As long as the specification stays the same, that is the price you pay for plastering and skimming.

  3. Plan and prepare

Before anyone starts, we confirm the programme in writing, check whether consents are required and arrange deliveries. If a skip or scaffolding on the road needs a permit, we apply for it.

  4. The work itself

On site, the agreed plan is followed and any change is put in writing first. At completion we do a final clean, go through the snagging list with you and leave you with the relevant documents.

How we work

Permissions checked firstWe check whether planning permission or building control approval is needed for your property, and handle applications and notices where they apply.
One contract, several tradesJobs that need builders, plasterers, electricians and decorators come under a single contract, so you are not coordinating separate firms yourself.
Realistic timetablesWe give you an honest estimate of time on site at the quote stage and keep you informed if anything affects the programme once work starts.
A proper handoverAt the end we clear the site, show you round the finished work and pass on documents like a building control completion certificate.

Common questions

When can I paint new plaster?

New plaster can be painted once it is fully dry and evenly pale in colour. The first coat should be a mist coat, which is watered-down emulsion or a specialist primer that soaks into the plaster and seals it. Applying normal emulsion straight on can cause peeling. Vinyl or wipeable paints should be avoided for the first coat, because they stop moisture escaping.

Is the price fixed?

Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.

Can you plaster over artex?

Artex and similar textured ceilings can usually be covered, either by applying a bonding coat and then a skim, or by fixing new plasterboard over the top and skimming that. Some older textured coatings contain hazardous fibres, so they should not be sanded or scraped until a sample has been tested. We can arrange a test before quoting and choose a method that avoids disturbing the coating.

Which postcodes in Elgin do you cover?

We cover IV30, along with the rest of Moray. If your postcode is not listed, get in touch anyway: our coverage is UK-wide, and we can usually arrange a survey wherever you live. Enter your postcode in the guide-price tool or contact form and we will confirm.

How messy is plastering?

Plastering is wet work, so some mess is unavoidable, but good protection keeps it under control. We cover floors with dust sheets, mask sockets, switches and skirting, and move or cover furniture. Removing old plaster creates the most dust, so we seal doorways and keep the area ventilated. At the end, we clear waste and leave the room tidy and ready for decorating.

Also covering areas around Elgin

We cover every part of Elgin, including IV30, and nearby Lossiemouth, Forres and Buckie. Wherever you are within that patch, the survey is free and the quote comes to you in writing.
