Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.

Getting plastering and skimming right in Swansea starts with understanding the house you already have: its age, how it was built and what has been altered over the years. We survey first, then commit on paper to a price that holds as long as the scope stays the same. Across Wales, guide prices run at £500–£1,450 including VAT, and homes in Clydach, Briton Ferry and Gorseinon are covered too.

Local housing and plastering and skimming

Swansea's Victorian terraces climb its hillsides, its centre was largely rebuilt after wartime bombing, and Neath and Port Talbot have industrial terraces and post-war estates. Gower villages have stone cottages, and Pennant sandstone is common in older walls. Newer estates have grown on the edges of the main towns.

Hillside terraces often need repointing, rendering, roof repairs and window replacement, and loft conversions can work well. Gower stone cottages call for lime-based repairs, and estate homes commonly take extensions and driveways.

None of this holds for every street in Swansea, which is why we look at your actual house before pricing plastering and skimming rather than assuming from its age alone.

Do you need permission in Swansea?

The notes below cover Wales, which is where Swansea sits. Rules change and every property is different, so we speak to the council before pricing your job.

Internal improvements do not need planning permission in Wales unless the building is listed.

Building Regulations in Wales cover notifiable electrical work, drainage, ventilation and any structural change.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

What happens after you get in touch?

  1. Survey and measure

First, someone visits your home in Swansea to see the space, take measurements and note anything that could affect the work, such as access or the condition of what is there. There is no charge for this visit.

  2. Written quote

After the survey we send a quote for plastering and skimming that fixes the price for the scope we've agreed. If you want to change materials or scope, we revise it in writing before anything is booked.

  3. Dates and permissions

Before anyone starts, we confirm the programme in writing, check whether consents are required and arrange deliveries. If a skip or scaffolding on the road needs a permit, we apply for it.

  4. On site to finish

The job proceeds in the order set out in the programme, with dust and debris kept under control. Finally we tidy away, inspect the work together and pass the finished project over to you with its paperwork.

Frequently asked questions

Why is my plaster cracking?

Fine cracks in new plaster are usually shrinkage cracks from drying too fast and are easily filled before decorating. Cracks along plasterboard joints often mean missing tape or movement in the boards. Larger or diagonal cracks over doors and windows can point to structural movement and should be looked at before re-plastering. We assess cracks during the survey and explain the likely cause.

How long does new plaster take to dry?

A skim coat usually dries in a few days in a warm, well-ventilated room, while a full re-plaster can take one to four weeks depending on its thickness and the weather. Plaster turns from dark brown to an even light pink when dry. Keep windows open where possible, but avoid blasting heaters, which can cause cracking. We advise on drying before you decorate.

Should older houses be plastered with lime?

Older homes with solid walls and no damp-proof course are often better with lime plaster, because it lets moisture move through the wall and evaporate. Modern gypsum plaster can trap moisture in these walls, which can cause damp patches and blown plaster. Lime takes longer to apply and dry, so it costs more. We check your wall construction before recommending a material.
