A roof replacement, or re-roof, strips the old tiles or slates, battens and felt from a pitched roof and replaces them with a new breathable membrane, battens and covering, repairing timbers and renewing ridges, valleys and flashings at the same time.

Every house in Falkirk is a little different, so we never price a new roof from a brochure. We look at the structure, access and existing finishes first, then put in writing a fixed figure for the scope we settle on. As a rough steer, homeowners in Scotland should budget £6,700–£14,500 including VAT, with work typically taking 1–2 weeks on site, plus scaffolding time.

What are homes like around Falkirk?

Stirling's old town has historic stone buildings, with Victorian villas in the King's Park area and newer estates around the city. Falkirk and Grangemouth have industrial-era terraces and post-war housing, and Alloa and the Hillfoots villages in Clackmannanshire mix stone cottages, mill-era housing and harled council homes.

The Forth valley is prone to frost and low-lying flood risk, while the Ochil hills bring heavier rain to the Hillfoots.

Knowing the typical building types in Stirling, Falkirk and Clackmannanshire helps, but a survey of your own home in Falkirk is what decides the right approach to a new roof.

Do you need permission in Falkirk?

The notes below cover Scotland, which is where Falkirk sits. Rules change and every property is different, so we speak to the council before pricing your job.

In Scotland, like-for-like re-roofing does not usually need planning permission, except on listed buildings or in conservation areas.

Like-for-like re-covering does not usually need a building warrant, but structural changes or new roof windows can. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

The four stages

  1. Free site survey

We arrange a free site survey on a date convenient to you. We measure up, look at the existing structure and access, and discuss your plans for a new roof so the price reflects your home.

  2. Price and scope agreed

Next you receive a written quote with a fixed price for the agreed specification. It lists what is included, what is not, and how payments are staged, so you can compare it properly.

  3. Dates and permissions

Next comes planning the work itself. We set a start date that suits you, line up the right trades, and make sure any approvals for a new roof are in place before the first day on site.

  4. The work itself

During the work we protect the areas around it and tidy up at the end of each day. Once complete, we check the finish, remove our materials and hand over paperwork such as building control sign-off where it applies.

Frequently asked questions

Can my old tiles or slates be reused?

Old tiles or slates can sometimes be reused if they are sound, which can help keep the look of a period house. Many older concrete tiles and some slates are porous, cracked or have failing fixing nibs, so they would not last. Reclaimed slates or tiles can make up shortfalls. We check a sample during the survey and explain the cost difference.

Do you cover Grangemouth, Alloa and Cumbernauld?

Yes. As well as Falkirk, we cover Grangemouth, Alloa and Cumbernauld and the rest of Stirling, Falkirk and Clackmannanshire. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

How long does a roof replacement take?

Re-roofing a typical semi-detached house takes around one to two weeks once scaffolding is up, depending on the roof's size, complexity and the weather. Smaller terraced roofs can take a few days. Scaffolding usually goes up a day or two before work starts and comes down once everything is inspected. We give you a programme and keep the roof weathertight overnight.

How do I know if I need a new roof or just repairs?

A roof needs replacing when problems are widespread, not isolated. Signs include many slipped, cracked or porous tiles, sagging between rafters, daylight or damp in the loft, perished felt that crumbles to the touch and repeated leaks in different places. A few slipped tiles or a loose ridge can usually be repaired. We inspect from outside and inside the loft and tell you honestly which is needed.

Can I stay at home during the work?

In most cases, yes. Most people can live at home throughout, and we plan the work to keep disruption down by protecting floors, agreeing working hours and keeping access routes clear. Bigger jobs affecting kitchens, bathrooms or heating may mean a short spell with reduced facilities, and we talk this through with you at the survey.
