A bathroom installation replaces your old suite with new sanitaryware, a bath or shower, tiling and fittings, including the plumbing, electrics, ventilation and waterproofing needed for a complete, watertight room.
Homes across North Yorkshire vary a great deal, so we price a new bathroom only after seeing the property. Our coverage takes in York, Middlesbrough, Harrogate and Scarborough and the surrounding districts. As a guide, expect £4,700–£11,500 including VAT in Yorkshire and the Humber; the final figure depends on size, materials and access. Housing across North Yorkshire
York has medieval timber-framed, Georgian and Victorian buildings, Harrogate has stone Victorian villas and terraces, and the Dales and Moors are built of limestone and sandstone, often under stone-slate or pantile roofs. Teesside towns within the county, such as Middlesbrough and Redcar, have Victorian red-brick terraces and post-war estates.
Dales and Moors properties often need lime pointing, roof repairs and window designs acceptable within a national park. Teesside brick terraces suit loft rooms and rear extensions, and estate homes commonly take garage conversions.
High ground in the Dales and Moors sees snow, frost and strong winds, while the coast faces cold North Sea weather.
Do you need permission in North Yorkshire?
England, Wales, Scotland and Northern Ireland each handle planning a little differently. North Yorkshire comes under England, covered below, and we raise any questions with the council before your quote is finalised.
Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.
Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
How does the job run?
Free site survey
Book a visit and we'll come to you. The survey covers measurements, the state of what's there now and any obvious constraints, so the price that follows is based on your actual home, not an average.
Your fixed price
Next you receive a written quote with a fixed price for the agreed specification. It lists what is included, what is not, and how payments are staged, so you can compare it properly.
Booking the work
We handle the paperwork side: checking whether planning permission or building control approval is needed, submitting applications where they are, and scheduling the trades and materials around your dates.
On site to finish
During the work we protect the areas around it and tidy up at the end of each day. Once complete, we check the finish, remove our materials and hand over paperwork such as building control sign-off where it applies.

Frequently asked questions
Which postcodes in North Yorkshire do you cover?
We cover YO1, TS1, HG1 and YO11, along with the rest of North Yorkshire. If your postcode is not listed, get in touch anyway: our coverage is UK-wide, and we can usually arrange a survey wherever you live. Enter your postcode in the guide-price tool or contact form and we will confirm.
Can I move the toilet to a different position?
Moving a toilet is usually possible, but it is limited by the soil pipe, which needs a large-diameter pipe with a steady fall to the soil stack. Short moves along the same wall are often simple, while moving it across the room may mean lifting floors or boxing in pipework. A macerator pump is an option where gravity will not work. We check the stack position during the survey.
Will I have to go without a bathroom?
If it is your only bathroom, you will usually be without a shower or bath for most of the fitting time. We aim to keep the toilet working overnight wherever possible, refitting it temporarily at the end of each day during strip-out and first fix. If you have a second bathroom or downstairs toilet, the disruption is much easier. We plan the sequence with you before starting.
How long does it take to fit a bathroom?
Fitting a typical bathroom takes one to two weeks on site. Strip-out and first-fix plumbing and electrics come first, followed by any plastering or boarding, waterproofing, tiling and then the suite, taps and fittings. Wet rooms and rooms with underfloor heating take longer because screeds and waterproofing need time to cure. We give you a day-by-day plan before work starts.
Can you combine a new bathroom with other work?
Yes. Because we manage several trades under one contract, we can plan a new bathroom alongside other work on your North Yorkshire home, such as new windows with rendering, or a kitchen refit with an extension. Combining jobs can reduce repeat set-up such as scaffolding, skips and access, and every element is listed and priced in the same written quote.
