A patio is a paved outdoor area next to the house or in the garden, laid in porcelain, natural stone or concrete slabs on a compacted sub-base and mortar bed, with falls that direct rainwater away from the house.

Homes across Surrey vary a great deal, so we price a new patio only after seeing the property. Our coverage takes in Woking, Guildford, Esher and Redhill and the surrounding districts. As a guide, expect £2,800–£6,200 including VAT in the South East; the final figure depends on size, materials and access. Any permissions are checked against the rules for England before we quote.

Housing across Surrey

Surrey has many Victorian and Edwardian villas, interwar semis in the commuter towns near London, and Arts and Crafts houses with tile-hanging and tall chimneys. Bargate stone appears around Godalming, and large detached homes are common in Guildford, Woking, Weybridge and the Surrey Hills villages.

Larger homes often take kitchen extensions, bifold doors, landscaping and driveway renewal. Interwar semis suit loft and side extensions, while tile-hung and period properties may need roof and hanging-tile repairs.

Mild and relatively dry, with clay soils in the north and Weald that can move in summer; mature trees near houses affect foundations.

Planning and building rules in Surrey

Homes in Surrey come under the regulations for England, summarised below. We don't rely on general rules alone: we confirm the position for your address with the council before a quote goes out.

A ground-level patio in a back garden does not usually need planning permission in England. Raised decks or platforms more than 30 cm high do.

Building Regulations do not normally apply to patios, but levels must stay below the damp-proof course and drain away from the house.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

From survey to handover

  1. We look at the job

First, someone visits your home in Surrey to see the space, take measurements and note anything that could affect the work, such as access or the condition of what is there. There is no charge for this visit.

  2. Price and scope agreed

Next you receive a written quote with a fixed price for the agreed specification. It lists what is included, what is not, and how payments are staged, so you can compare it properly.

  3. Booking the work

We handle the paperwork side: checking whether planning permission or building control approval is needed, submitting applications where they are, and scheduling the trades and materials around your dates.

  4. Finish and handover

Our trades complete a new patio while your point of contact keeps you updated. When everything is finished, we clear the site, take away waste and go through the result with you before handover.

Questions about a new patio in Surrey

What happens if my garden slopes?

A sloping garden can still have a level patio by cutting into the slope, building up with retaining walls, or creating terraces with steps between them. Retaining walls must be built to hold back the soil and allow drainage behind them. This adds cost but creates usable, level space. We look at the slope during the survey and suggest the most practical design.

What should I do before the work starts?

Before work starts, clear garden furniture, pots and ornaments from the area and agree where materials will be delivered and stored. We need a route for wheelbarrows and, on larger jobs, a small digger, so let us know about side gates, narrow passages or access through the house. Tell us about any known drains, cables or pipes in the area.

Do you cover Woking, Guildford and Esher?

Yes. As well as Surrey, we cover Woking, Guildford and Esher and the rest of Surrey. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

Can I stay at home during the work?

In most cases, yes. Most people can live at home throughout, and we plan the work to keep disruption down by protecting floors, agreeing working hours and keeping access routes clear. Bigger jobs affecting kitchens, bathrooms or heating may mean a short spell with reduced facilities, and we talk this through with you at the survey.

Is porcelain or sandstone better for a patio?

Porcelain is dense, stain-resistant and stays looking clean with little care, making it a good choice if you want a modern, low-maintenance patio. Indian sandstone has natural colour variation and a softer, traditional look, and costs a little less, but it can stain and weather over time and benefits from sealing. Both make durable patios when properly laid. We bring samples to the survey.
