Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.
Homes across Surrey vary a great deal, so we price plastering and skimming only after seeing the property. Our coverage takes in Woking, Guildford, Esher and Redhill and the surrounding districts. As a guide, expect £600–£1,800 including VAT in the South East; the final figure depends on size, materials and access. Any permissions are checked against the rules for England before we quote.

Housing across Surrey
Surrey has many Victorian and Edwardian villas, interwar semis in the commuter towns near London, and Arts and Crafts houses with tile-hanging and tall chimneys. Bargate stone appears around Godalming, and large detached homes are common in Guildford, Woking, Weybridge and the Surrey Hills villages.
Larger homes often take kitchen extensions, bifold doors, landscaping and driveway renewal. Interwar semis suit loft and side extensions, while tile-hung and period properties may need roof and hanging-tile repairs.
Mild and relatively dry, with clay soils in the north and Weald that can move in summer; mature trees near houses affect foundations.
Planning and building rules in Surrey
Planning law differs across the UK. For a home in Surrey, it is the England rules below that count, and we check them with the council ahead of any quote.
Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.
Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
The four stages
A visit to your home
Book a visit and we'll come to you. The survey covers measurements, the state of what's there now and any obvious constraints, so the price that follows is based on your actual home, not an average.
Written quote
Next you receive a written quote with a fixed price for the agreed specification. It lists what is included, what is not, and how payments are staged, so you can compare it properly.
Getting ready
With the quote agreed, we book the work in and handle preparation: permissions where needed, building control notifications, material orders and access arrangements for your Surrey property.
On site to finish
The work is carried out to the agreed specification, with floors and furniture protected and the site kept tidy. At the end we clean up, walk through the finished job with you and hand over any certificates.

Questions about plastering and skimming in Surrey
Do I need planning permission in Surrey?
It depends on the work, the size of the project, your property type and whether the building is listed or in a conservation area. Surrey is in England, so England's rules apply. Many smaller jobs need no planning application, but some still need building control approval. We check what applies to your address before quoting.
How much does it cost to plaster a room?
Skimming the walls and ceiling of a typical double bedroom costs £600–£1,800, depending on the room size, the state of the existing surfaces and whether new plasterboard is needed. As a guide, a skim coat costs roughly £15–£35 per square metre, while a full re-plaster back to brick costs more. Stairwells and high ceilings add access costs. We confirm a fixed price after inspecting the walls.
Why is my plaster cracking?
Fine cracks in new plaster are usually shrinkage cracks from drying too fast and are easily filled before decorating. Cracks along plasterboard joints often mean missing tape or movement in the boards. Larger or diagonal cracks over doors and windows can point to structural movement and should be looked at before re-plastering. We assess cracks during the survey and explain the likely cause.
How long will plastering and skimming take?
On a typical home, allow 1–3 days per room, plus drying time. Larger projects, older buildings and extra work found once things are opened up can extend that, while simpler jobs may be shorter. Your quote includes an estimate of time on site, and your point of contact keeps you updated on the programme as the work progresses.
What is the difference between skimming and re-plastering?
Skimming applies a thin finishing coat, a few millimetres thick, over plaster or plasterboard that is still sound. Re-plastering removes the old plaster back to the brick or block and applies new base and finishing coats. Skimming is quicker and cheaper, but if the existing plaster is loose, hollow or crumbling, a skim will not hold. We tap-test walls to decide which is needed.
