Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.

Homes in Greater Manchester
Rows of Victorian red-brick terraces fill much of Manchester, Salford and the mill towns, with stone terraces in the Pennine fringes around Oldham and Saddleworth. South Manchester has Edwardian semis and villas, Wythenshawe was built as a large interwar garden suburb, and city-centre apartments and new estates continue to grow.
Two-up two-down terraces commonly suit loft conversions, kitchen extensions and kitchen refits. Many need repointing and roof work, while semis in the suburbs often take side extensions, driveways and replacement windows.
Building traditions across Greater Manchester also raise conservation and planning questions, so we check those for plastering and skimming in Manchester at the survey stage.
Permissions for plastering and skimming in Manchester
Manchester is in England, so the planning and building rules set out below are the ones that apply. We confirm the details with the council before we quote.
Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.
Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
What happens after you get in touch?
We look at the job
First, someone visits your home in Manchester to see the space, take measurements and note anything that could affect the work, such as access or the condition of what is there. There is no charge for this visit.
Written quote
We put everything into a written, fixed-price quote: the specification, what's excluded, staged payments and the expected time on site. Take whatever time you need to decide; there's no pressure to commit.
Booking the work
We handle the paperwork side: checking whether planning permission or building control approval is needed, submitting applications where they are, and scheduling the trades and materials around your dates.
Finish and handover
On site, the agreed plan is followed and any change is put in writing first. At completion we do a final clean, go through the snagging list with you and leave you with the relevant documents.

Common questions
What is the difference between skimming and re-plastering?
Skimming applies a thin finishing coat, a few millimetres thick, over plaster or plasterboard that is still sound. Re-plastering removes the old plaster back to the brick or block and applies new base and finishing coats. Skimming is quicker and cheaper, but if the existing plaster is loose, hollow or crumbling, a skim will not hold. We tap-test walls to decide which is needed.
Can you combine plastering and skimming with other work?
Yes. Because we manage several trades under one contract, we can plan plastering and skimming alongside other work on your Manchester home, such as new windows with rendering, or a kitchen refit with an extension. Combining jobs can reduce repeat set-up such as scaffolding, skips and access, and every element is listed and priced in the same written quote.
How long does new plaster take to dry?
A skim coat usually dries in a few days in a warm, well-ventilated room, while a full re-plaster can take one to four weeks depending on its thickness and the weather. Plaster turns from dark brown to an even light pink when dry. Keep windows open where possible, but avoid blasting heaters, which can cause cracking. We advise on drying before you decorate.
Should older houses be plastered with lime?
Older homes with solid walls and no damp-proof course are often better with lime plaster, because it lets moisture move through the wall and evaporate. Modern gypsum plaster can trap moisture in these walls, which can cause damp patches and blown plaster. Lime takes longer to apply and dry, so it costs more. We check your wall construction before recommending a material.
Is the price fixed?
Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.
