Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.
Cost is usually the first question about plastering and skimming, so here is the guide for Yorkshire and the Humber: £500–£1,500 including VAT. We cover the whole of South Yorkshire, with Sheffield, Rotherham, Doncaster and Barnsley among the main centres. Because each UK nation sets its own rules, we check the requirements in England for your property, then put a firm price on paper following a free survey.

Homes in South Yorkshire
Sheffield's housing climbs steep hillsides, with Victorian brick terraces, stone villas in the western suburbs and large interwar and post-war council estates. Barnsley, Rotherham and Doncaster have long rows of colliery-era brick terraces, post-war housing including some non-traditional construction, and newer estates continue to grow around Doncaster.
Terraces often suit loft conversions and rear extensions, and steep plots can call for retaining walls, steps and terraced patios. Older homes commonly need repointing, window replacement and roof work.
The Pennine edge brings heavy rain and cold winds, river valleys such as the Don have a history of flooding, and old mine workings can affect ground.
Do you need permission in South Yorkshire?
The notes below cover England, which is where South Yorkshire sits. Rules change and every property is different, so we speak to the council before pricing your job.
Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.
Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
The four stages
A visit to your home
First, someone visits your home in South Yorkshire to see the space, take measurements and note anything that could affect the work, such as access or the condition of what is there. There is no charge for this visit.
Price and scope agreed
After the survey we send a quote for plastering and skimming that fixes the price for the scope we've agreed. If you want to change materials or scope, we revise it in writing before anything is booked.
Plan and prepare
Preparation matters as much as the build. We agree access, parking and working hours with you, order materials in good time, and confirm any permissions so the job isn't held up once it starts.
The work itself
The job proceeds in the order set out in the programme, with dust and debris kept under control. Finally we tidy away, inspect the work together and pass the finished project over to you with its paperwork.
How we work
Questions about plastering and skimming in South Yorkshire
Do you cover Sheffield, Rotherham and Doncaster?
Yes. As well as South Yorkshire, we cover Sheffield, Rotherham and Doncaster and the rest of South Yorkshire. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.
Should older houses be plastered with lime?
Older homes with solid walls and no damp-proof course are often better with lime plaster, because it lets moisture move through the wall and evaporate. Modern gypsum plaster can trap moisture in these walls, which can cause damp patches and blown plaster. Lime takes longer to apply and dry, so it costs more. We check your wall construction before recommending a material.
How messy is plastering?
Plastering is wet work, so some mess is unavoidable, but good protection keeps it under control. We cover floors with dust sheets, mask sockets, switches and skirting, and move or cover furniture. Removing old plaster creates the most dust, so we seal doorways and keep the area ventilated. At the end, we clear waste and leave the room tidy and ready for decorating.
What happens at the survey?
We visit your home at a time that suits you, look at the area involved, take measurements and check access, condition and any services that might be affected. We talk through what you want from plastering and skimming, explain the options and answer questions. There is no charge and no obligation; afterwards we send a written quote.
Can you plaster over artex?
Artex and similar textured ceilings can usually be covered, either by applying a bonding coat and then a skim, or by fixing new plasterboard over the top and skimming that. Some older textured coatings contain hazardous fibres, so they should not be sanded or scraped until a sample has been tested. We can arrange a test before quoting and choose a method that avoids disturbing the coating.
