Roofline replacement renews the fascia boards that carry your gutters, the soffits beneath the eaves, bargeboards on gable ends and the gutters and downpipes, usually in low-maintenance uPVC, to protect rafter ends and carry rainwater safely away.
Whatever prompted you to look into new fascias, soffits and guttering, whether wear and tear, a growing family or plans to move, we can survey your Aberdeen home and give you a price in writing. Homes in Scotland typically come in at £1,900–£4,300, VAT included, for this kind of work. We also cover Nigg, Inverurie and Peterhead, and the same steps apply wherever you are in Aberdeen and Aberdeenshire.

What should you budget for new fascias, soffits and guttering in Aberdeen?
Here is how the guide price for new fascias, soffits and guttering breaks down in Aberdeen. We start from national figures and adjust for Scotland, which comes out about 4% below the national guide. The resulting range, VAT included, is £1,900–£4,300, and a survey, at no cost to you, firms it up.
| Type of job | What it usually involves | Guide in Aberdeen |
|---|---|---|
| Guttering and downpipes only | New gutters and downpipes on a typical house, where fascias are sound. | £400–£1,450 |
| Full roofline on a semi | Fascias, soffits, gutters and downpipes on the front and rear of a 3-bed semi. | £1,900–£4,300 |
| Detached or with bargeboards | Larger houses, gable bargeboards, dormers or extensive rafter repairs. | £3,800–£7,700 |
The main things that change the figure:
- Length of eaves and number of gable ends
- Colour and finish of the uPVC or metal chosen
- Rafter end repairs found when old boards come off
- Number of downpipes and drain connections
Scope of the work
- Survey of boards, rafter ends, gutters and eaves ventilation
- Scaffolding or access towers as needed
- Removal and disposal of old fascias, soffits and gutters
- New uPVC fascias, soffits and bargeboards in your chosen colour
- Eaves ventilation and tile support trays fitted
- New gutters and downpipes set to correct falls
Local housing and new fascias, soffits and guttering
Aberdeen is built largely of grey granite, from tenements and terraces to granite villas in the West End, with post-war council housing and newer estates on the outskirts. Across Aberdeenshire, harled stone cottages, fishing-town terraces in Peterhead and Fraserburgh, and modern developments in commuter towns such as Westhill and Ellon are common.
Cold North Sea winds, coastal haar and hard winter frosts are routine, so roofs, harling and exposed fixings need a robust specification.
Whatever era your Aberdeen home dates from, we plan new fascias, soffits and guttering around how it is actually built rather than a one-size-fits-all specification.
Do you need permission in Aberdeen?
As Aberdeen is in Scotland, read the following with that system of planning and building control in mind. We check what applies to your house with the council before you receive a quote.
Replacing fascias, soffits and guttering does not normally need planning permission in Scotland outside listed buildings and conservation areas.
Like-for-like roofline work does not normally need a building warrant. Bats are protected across the UK; if they roost under roof tiles, soffits or fascias, work stops and a licensed ecologist advises before it restarts.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
The four stages
A visit to your home
We arrange a free site survey on a date convenient to you. We measure up, look at the existing structure and access, and discuss your plans for new fascias, soffits and guttering so the price reflects your home.
Written quote
After the survey we send a quote for new fascias, soffits and guttering that fixes the price for the scope we've agreed. If you want to change materials or scope, we revise it in writing before anything is booked.
Getting ready
Before anyone starts, we confirm the programme in writing, check whether consents are required and arrange deliveries. If a skip or scaffolding on the road needs a permit, we apply for it.
Finish and handover
The work is carried out to the agreed specification, with floors and furniture protected and the site kept tidy. At the end we clean up, walk through the finished job with you and hand over any certificates.
Why homeowners choose us
Common questions
Why is roof ventilation important at the eaves?
Ventilation at the eaves lets air flow into the roof space and out at the ridge, carrying away moisture that would otherwise condense on cold timbers. Poor ventilation can lead to damp, mould and rot in the loft. Many older soffits have no vents, and loft insulation can block airflow. New soffits and eaves trays are fitted to keep a clear air path.
Do you need to access the roof tiles?
Replacing fascias usually means lifting or supporting the bottom row of roof tiles, because the felt or membrane must run over the new fascia into the gutter. Eaves protection trays are fitted to replace perished felt at the edge and stop rain getting behind the gutter. The tiles are then refixed. We include this detail in every full roofline replacement.
Who do I deal with during the job?
One point of contact manages your project from survey to handover. They schedule the trades working under our contract, keep you updated on progress, and are the person to call with any question. You don't need to coordinate builders, electricians or decorators separately, because that is part of what we do.
Should I replace my fascias or just cap them?
Capping, or cladding over old timber fascias with thin uPVC, costs less but traps any rot underneath and hides the condition of the rafter ends. Full replacement removes the old boards so rafter ends can be checked and repaired, and gives a stronger fixing for gutters. We usually recommend full replacement unless the existing timber is genuinely sound.
What happens at the survey?
We visit your home at a time that suits you, look at the area involved, take measurements and check access, condition and any services that might be affected. We talk through what you want from new fascias, soffits and guttering, explain the options and answer questions. There is no charge and no obligation; afterwards we send a written quote.
