Flooring installation is the supply and fitting of a new floor finish, such as laminate, luxury vinyl tile, engineered wood or solid wood, over a properly levelled and prepared subfloor, with underlay, trims and thresholds finished neatly.

In Newbury, as anywhere in Berkshire, the price of new flooring is driven mainly by size, materials and access. Across the South East our guide sits at £1,350–£4,500 with VAT, but restricted parking, a narrow side passage or extra preparation can move the figure either way. That is why every price we give follows a visit to the house.

Homes in Berkshire

Reading's Victorian terraces often show the town's patterned red and silver-grey brickwork, while Windsor, Maidenhead and Newbury mix Georgian, Victorian and Edwardian houses. Bracknell grew as a post-war new town with planned estates, Slough has a great deal of interwar and post-war housing, and newer developments sit on the edge of most towns.

Much of the Thames Valley is low-lying, so flood risk and clay ground near the river can influence foundations and drainage for extensions.

Whatever era your Newbury home dates from, we plan new flooring around how it is actually built rather than a one-size-fits-all specification.

Do you need permission in Newbury?

As Newbury is in England, read the following with that system of planning and building control in mind. We check what applies to your house with the council before you receive a quote.

Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.

Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

The four stages

  1. Survey and measure

It starts with a survey at the property, free of charge. We check condition, access and services, ask how you want the finished result to look, and answer any questions you have about new flooring.

  2. Your fixed price

We put everything into a written, fixed-price quote: the specification, what's excluded, staged payments and the expected time on site. Take whatever time you need to decide; there's no pressure to commit.

  3. Dates and permissions

Once you accept, we agree start dates, order materials and deal with any planning, building control or neighbour notices the job needs. You'll know who is coming and when before work begins.

  4. Build and hand over

On site, the agreed plan is followed and any change is put in writing first. At completion we do a final clean, go through the snagging list with you and leave you with the relevant documents.

Common questions

How long does it take to lay a floor?

Laying a floor in an average room usually takes one to two days. Open-plan spaces, herringbone patterns and floors needing levelling compound take longer, because the compound must dry before the floor goes down. Some products also need to acclimatise in the room for a day or two before fitting. We confirm timings for your rooms with the written quote.

What preparation does the subfloor need?

A good floor starts with a flat, dry, sound subfloor. Concrete floors may need a damp-proof membrane and levelling compound, while timber floors may need loose boards fixing and a plywood overlay. Old adhesive, tiles or vinyl may have to be removed. Skipping preparation causes creaking, gaps and uneven wear. We check the subfloor at the survey and include preparation in the price.

Can I have wood flooring with underfloor heating?

Engineered wood and LVT both work well with underfloor heating, because they are stable and transfer heat efficiently. Solid wood is less suitable, as it can move and gap as temperatures change. The flooring and underlay must be approved for use with the heating system, and floor temperatures need limiting. We check the manufacturer's guidance before recommending a product.

Do you cover Thatcham, Basingstoke and Didcot?

Yes. As well as Newbury, we cover Thatcham, Basingstoke and Didcot and the rest of Berkshire. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

Do I need planning permission in Newbury?

It depends on the work, the size of the project, your property type and whether the building is listed or in a conservation area. Newbury is in England, so England's rules apply. Many smaller jobs need no planning application, but some still need building control approval. We check what applies to your address before quoting.
