Plastering is applying a smooth finishing coat of plaster to walls and ceilings, either as a thin skim over sound surfaces or as a full re-plaster after removing failed plaster, creating a flat surface ready for decoration.
From Ipswich, Lowestoft, Bury St Edmunds and Haverhill to the quieter corners of Suffolk, homeowners can book a free survey for plastering and skimming. We look at the building, agree the scope, then send a quote in writing that fixes the cost of that scope. Work follows the rules for England, and our published range for the East of England, £600–£1,700 with VAT, gives you a sense of budget before we visit.

Plastering and skimming prices in Suffolk
Here is how the guide price for plastering and skimming breaks down in Suffolk. We start from national figures and adjust for the East of England, which comes out about 5% above the national guide. The resulting range, VAT included, is £600–£1,700, and a survey, at no cost to you, firms it up.
| Type of job | What it usually involves | Guide in Suffolk |
|---|---|---|
| Patch repairs or one wall | Repairing cracks, filling cable channels after a rewire or skimming a single wall. | £150–£500 |
| One room, walls and ceiling | Skimming or boarding and skimming the walls and ceiling of a typical room. | £600–£1,700 |
| Whole house | Skimming or re-plastering most rooms in a typical 3-bed house during a renovation. | £5,200–£12,500 |
The main things that change the figure:
- Total wall and ceiling area to be plastered
- Skim over sound plaster or full re-plaster back to brick
- Removing artex, wallpaper or failed plaster first
- Number of corners, windows and openings to bead
Scope of the work
- Survey of walls and ceilings, including tap-testing for hollow plaster
- Removal of loose or failed plaster and old wallpaper
- Plasterboard fixed to ceilings or walls where needed
- Angle beads and stop beads for straight corners and edges
- Skim coat or full two-coat plaster to agreed areas
- Patching around new sockets, pipes and windows
Housing across Suffolk
Suffolk villages are full of timber-framed cottages, many limewashed in traditional colours such as Suffolk pink, with pargeting and thatch in places. Flint and pale gault brick are common too. Ipswich has Victorian terraces and interwar estates, Bury St Edmunds has Georgian streets, and Lowestoft and Felixstowe mix Victorian seaside housing with newer estates.
Timber-framed buildings need breathable lime plaster and render, and roof repairs that suit the original materials. Terraces suit loft conversions and rear extensions, while newer homes commonly take garage conversions and porches.
One of the driest counties, but the coast is eroding in places, and clay soils inland can shrink and crack in dry summers.
Do you need permission in Suffolk?
England, Wales, Scotland and Northern Ireland each handle planning a little differently. Suffolk comes under England, covered below, and we raise any questions with the council before your quote is finalised.
Internal work such as a new kitchen, bathroom, flooring, plastering or decorating does not need planning permission in England, unless the house is listed, when listed building consent may be needed even for internal changes.
Some internal work is covered by Building Regulations: new electrical circuits and work in bathrooms (Part P), new drainage, structural changes, extractor ventilation and any new window. Notifiable work is certified by a registered installer or by building control.
Rules change and every property is different, so we check the planning history and constraints for your address before we quote.
From survey to handover
Survey and measure
Book a visit and we'll come to you. The survey covers measurements, the state of what's there now and any obvious constraints, so the price that follows is based on your actual home, not an average.
Quote in writing
We turn the survey notes into a written quote. The price is fixed for the specification we agree, and the document sets out materials, scope and payment stages in plain language.
Booking the work
Preparation matters as much as the build. We agree access, parking and working hours with you, order materials in good time, and confirm any permissions so the job isn't held up once it starts.
Build and hand over
Work goes ahead as scheduled and you deal with one contact throughout. When the last trade leaves, we clear and clean the site, talk you through what has been done and pass on any certificates and care instructions.
What you can expect from us
Questions about plastering and skimming in Suffolk
Can I stay at home during the work?
In most cases, yes. Most people can live at home throughout, and we plan the work to keep disruption down by protecting floors, agreeing working hours and keeping access routes clear. Bigger jobs affecting kitchens, bathrooms or heating may mean a short spell with reduced facilities, and we talk this through with you at the survey.
How long does new plaster take to dry?
A skim coat usually dries in a few days in a warm, well-ventilated room, while a full re-plaster can take one to four weeks depending on its thickness and the weather. Plaster turns from dark brown to an even light pink when dry. Keep windows open where possible, but avoid blasting heaters, which can cause cracking. We advise on drying before you decorate.
Can you plaster over artex?
Artex and similar textured ceilings can usually be covered, either by applying a bonding coat and then a skim, or by fixing new plasterboard over the top and skimming that. Some older textured coatings contain hazardous fibres, so they should not be sanded or scraped until a sample has been tested. We can arrange a test before quoting and choose a method that avoids disturbing the coating.
When can I paint new plaster?
New plaster can be painted once it is fully dry and evenly pale in colour. The first coat should be a mist coat, which is watered-down emulsion or a specialist primer that soaks into the plaster and seals it. Applying normal emulsion straight on can cause peeling. Vinyl or wipeable paints should be avoided for the first coat, because they stop moisture escaping.
Is the price fixed?
Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.
