External rendering is applying a protective, weather-resistant coating to the outside walls of a house, using sand and cement, monocouche or thin-coat silicone render, to give a smooth or textured finish that protects the masonry and improves appearance.

In Merseyside, we price external rendering against our guide for the North West, £6,600–£15,000 including VAT, then adjust it once we have surveyed your home. We work across Liverpool, Birkenhead, St Helens and Southport and the rest of the county or region. Planning and building control requirements follow the rules for England, and we look into your property's position before a written quote is sent.

Housing across Merseyside

Liverpool's housing includes Georgian terraces near the centre, large areas of Victorian red-brick terraces, Edwardian semis in the suburbs and big interwar council estates. The Wirral has Victorian villas and interwar semis, Southport has Victorian villas and bungalows, and St Helens and Knowsley have post-war estates and newer housing.

Terraces suit loft rooms, kitchen extensions and repointing, and many need their roofs and windows renewed. Suburban semis commonly take side extensions, driveways and porches.

Coastal areas on the Wirral and Sefton coast are exposed to salt and wind, and the region gets frequent rain off the Irish Sea.

Planning and building rules in Merseyside

Planning law differs across the UK. For a home in Merseyside, it is the England rules below that count, and we check them with the council ahead of any quote.

In England, re-rendering or cladding a house is often allowed without planning permission, but stone, render, timber, plastic or tile cladding is not permitted development in conservation areas, and listed buildings need consent.

If you render or re-clad more than 25% of an external wall, Building Regulations usually require the wall’s insulation to be improved where that is practical, and building control should be notified.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

The four stages

  1. A visit to your home

We arrange a free site survey on a date convenient to you. We measure up, look at the existing structure and access, and discuss your plans for external rendering so the price reflects your home.

  2. Quote in writing

After the survey we send a quote for external rendering that fixes the price for the scope we've agreed. If you want to change materials or scope, we revise it in writing before anything is booked.

  3. Plan and prepare

With the quote agreed, we book the work in and handle preparation: permissions where needed, building control notifications, material orders and access arrangements for your Merseyside property.

  4. The work itself

Our trades complete external rendering while your point of contact keeps you updated. When everything is finished, we clear the site, take away waste and go through the result with you before handover.

Questions about external rendering in Merseyside

Who do I deal with during the job?

One point of contact manages your project from survey to handover. They schedule the trades working under our contract, keep you updated on progress, and are the person to call with any question. You don't need to coordinate builders, electricians or decorators separately, because that is part of what we do.

Do I need planning permission in Merseyside?

It depends on the work, the size of the project, your property type and whether the building is listed or in a conservation area. Merseyside is in England, so England's rules apply. Many smaller jobs need no planning application, but some still need building control approval. We check what applies to your address before quoting.

Do I need planning permission to render my house?

Whether rendering needs planning permission depends on how it changes the appearance, your home's location, whether it is listed or in a conservation area, and which UK nation you are in. Rendering over brick may need permission in some places, while replacing existing render like for like often does not. Listed buildings need consent. We check the position before quoting.

Can you render over pebbledash or old render?

Rendering over existing pebbledash or render is sometimes possible if it is firmly bonded, but if it sounds hollow, is cracked or is coming away, it must be removed first. Covering failing render simply hides the problem until the new coat fails too. We tap-test the walls and explain whether removal is needed. Removal adds time and cost but gives a sound base.

Will rendering stop damp?

Render protects walls from driving rain, so it can help where rain penetration is the cause of damp. It will not cure rising damp, condensation or leaks from gutters, and on older solid walls the wrong render can trap moisture and make damp worse. We look for the cause of any damp at the survey and recommend fixing that first.
