External rendering is applying a protective, weather-resistant coating to the outside walls of a house, using sand and cement, monocouche or thin-coat silicone render, to give a smooth or textured finish that protects the masonry and improves appearance.

We offer external rendering throughout Tyne and Wear, from Newcastle upon Tyne, Sunderland, South Shields and Gateshead to the smaller places in between. Each project starts with a free survey at your home and ends with a written figure, fixed for the work you choose. Because Tyne and Wear is in England, we work to the planning system and building standards used there, and guide prices for the North East run at £6,300–£14,500 including VAT.

Homes in Tyne and Wear

Tyneside flats, pairs of upper and lower flats behind a terraced front, are a distinctive feature of Newcastle and Gateshead. Sunderland is known for its single-storey terraced 'Sunderland cottages', and both cities have Victorian brick and stone terraces, interwar estates and post-war housing. Washington was built as a new town from the 1960s.

Terraces and Tyneside flats commonly need repointing, roof work and window replacement. Houses suit loft rooms and rear extensions, and new-town homes often take garage conversions and cladding upgrades.

Cold North Sea winds and sea frets affect the coast at Tynemouth and South Shields, and former coal workings underlie parts of the area.

Do you need permission in Tyne and Wear?

Planning law differs across the UK. For a home in Tyne and Wear, it is the England rules below that count, and we check them with the council ahead of any quote.

In England, re-rendering or cladding a house is often allowed without planning permission, but stone, render, timber, plastic or tile cladding is not permitted development in conservation areas, and listed buildings need consent.

If you render or re-clad more than 25% of an external wall, Building Regulations usually require the wall’s insulation to be improved where that is practical, and building control should be notified.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

How does the job run?

  1. Survey and measure

A free survey comes first. It gives us what we need to price external rendering properly, including dimensions, existing materials and access for deliveries, and gives you the chance to ask anything you like.

  2. Quote in writing

The quote arrives in writing, not over the phone. It covers the full scope, the finishes you've chosen, any exclusions and the payment schedule, with a fixed price tied to that specification.

  3. Dates and permissions

Next comes planning the work itself. We set a start date that suits you, line up the right trades, and make sure any approvals for external rendering are in place before the first day on site.

  4. The work itself

The work is carried out to the agreed specification, with floors and furniture protected and the site kept tidy. At the end we clean up, walk through the finished job with you and hand over any certificates.

Frequently asked questions

Is the price fixed?

Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.

Do you cover Newcastle upon Tyne, Sunderland and South Shields?

Yes. As well as Tyne and Wear, we cover Newcastle upon Tyne, Sunderland and South Shields and the rest of Tyne and Wear. Our coverage is UK-wide, so the process is the same wherever you are: a free site survey, a quote in writing that fixes the price for the agreed scope, and one point of contact while the work is planned and carried out.

How do I look after silicone or monocouche render?

Through-coloured render needs little upkeep. Check it once a year for cracks or damage, especially around windows and pipes, and keep gutters clear so water does not run down the walls. If green algae appears on shaded walls, a specialist render cleaner applied with a soft brush or low-pressure wash removes it. Avoid high-pressure jet washing, which can damage the surface.

How long does rendering take?

Rendering a typical semi-detached house takes around one to three weeks. Scaffolding goes up first, then removal of old render, repairs, beads and mesh. Base coats need time to cure before the finish coat. Weather has a big effect, because render should not be applied in rain, frost or strong heat. We give you an expected programme with the quote.

Do I need planning permission to render my house?

Whether rendering needs planning permission depends on how it changes the appearance, your home's location, whether it is listed or in a conservation area, and which UK nation you are in. Rendering over brick may need permission in some places, while replacing existing render like for like often does not. Listed buildings need consent. We check the position before quoting.
