Cladding is a protective outer layer of boards or panels, such as timber, composite, fibre cement or uPVC, fixed to battens on the outside of a wall to change its appearance, shed rain and, where insulation is added, reduce heat loss.

From Derby, Chesterfield, Long Eaton and Ilkeston to the quieter corners of Derbyshire, homeowners can book a free survey for cladding. We look at the building, agree the scope, then send a quote in writing that fixes the cost of that scope. Work follows the rules for England, and our published range for the East Midlands, £4,800–£11,500 with VAT, gives you a sense of budget before we visit.

Housing across Derbyshire

Derby has wide areas of Victorian red-brick terraces and interwar semis, while Peak District villages use gritstone and limestone under stone-slate or Welsh slate roofs. Former mining towns in the north-east of the county have brick terraces and post-war housing built for mining communities, and modern estates have grown around Derby, Chesterfield and the M1 corridor.

Brick terraces frequently suit loft conversions and rear extensions, and many need repointing. Stone properties in the Peak may call for lime work and planning-sensitive windows, while interwar and estate homes commonly take side extensions and garage conversions.

The High Peak gets heavy rain, snow and frequent frost, while the lower Trent valley is milder; old mine workings can also affect ground conditions in places.

Do you need permission in Derbyshire?

Because Derbyshire falls under England's rules, the guidance below is the version relevant to you. Before sending a price, we check your property's position with the council.

In England, re-rendering or cladding a house is often allowed without planning permission, but stone, render, timber, plastic or tile cladding is not permitted development in conservation areas, and listed buildings need consent.

If you render or re-clad more than 25% of an external wall, Building Regulations usually require the wall’s insulation to be improved where that is practical, and building control should be notified.

Rules change and every property is different, so we check the planning history and constraints for your address before we quote.

The four stages

  1. We look at the job

It starts with a survey at the property, free of charge. We check condition, access and services, ask how you want the finished result to look, and answer any questions you have about cladding.

  2. Price and scope agreed

You get the price in writing, itemised so you can see where the money goes. As long as the specification stays the same, that is the price you pay for cladding.

  3. Plan and prepare

Before anyone starts, we confirm the programme in writing, check whether consents are required and arrange deliveries. If a skip or scaffolding on the road needs a permit, we apply for it.

  4. Finish and handover

The work is carried out to the agreed specification, with floors and furniture protected and the site kept tidy. At the end we clean up, walk through the finished job with you and hand over any certificates.

Frequently asked questions

Who do I deal with during the job?

One point of contact manages your project from survey to handover. They schedule the trades working under our contract, keep you updated on progress, and are the person to call with any question. You don't need to coordinate builders, electricians or decorators separately, because that is part of what we do.

How much does house cladding cost?

Cladding around 40–60m² of wall, such as an extension or upper storey, costs £4,800–£11,500, including membrane, battens and trims. As a guide, allow roughly £80–£180 per square metre plus fixed costs for scaffolding and set-up. uPVC and softwood sit at the lower end, while hardwood, composite and fibre cement cost more. Adding insulation increases the price. We confirm a fixed figure after the survey.

Is the price fixed?

Yes, for the specification we agree. Your written quote sets out exactly what is included at a fixed price. It only changes if you ask for something different, or if a problem the survey could not reasonably reveal later needs extra work. In either case we explain the change and confirm it in writing before going ahead.

Are there fire-safety rules for cladding?

Building regulations limit the fire-spread performance of cladding on walls close to a boundary and on taller buildings, which can rule out some timber or composite products in those positions. Cavity barriers behind the cladding also help stop fire spreading through the gap. Fibre cement is non-combustible. We check boundary distances and product data before recommending a material.

Can cladding improve insulation?

Cladding can improve insulation if insulation boards are fixed to the wall behind the battens, which reduces heat loss and can help with cold or damp internal walls. This adds thickness, so window reveals, sills and roof edges need careful detailing. Cladding alone, without insulation, adds very little warmth. We can price both options so you can compare.
